Rented unit 1 bedroom 5th floor unit 582 Initial ****** deposit 8/18/22 9/9/22 final payment ******* total ******* (9/10/22 ****** parking)According to the website there is a couch and rug, A/C and Dishwasher. The A/C was set on 80+ degrees and there was no ability to change. Dishwasher not working. The dish rack provided is rusted and not healthy to use. On 10/11/22 the maintenance man came by with a hairdryer, batteries for the remote and also to spray for roaches.Reported by text on 10/10 I learned that the maintenance man could not fix and it was replaced on 10/13/22. I was told that we would be compensated for the inconvenience of sleeping in a room that was 83 degrees. I asked each day by text and finally on Friday as it is the last business day of our stay. No responses to any of my text for how to expect compensation. A fair resolution is a refund $600.00 Thank you for your assistance ***************************Business response

We're very sorry you experienced those issues in the property you rented from us, but I'm glad we were able to resolve some of them. It can be difficult when unforeseen maintenance issues like this come up, but it sounds like we dropped the ball on the communication. And we also agree that AC is very necessary for a comfortable stay.
That being said, I saw that we already gave you a refund of $250 on 10/14/22 (applied to credit card on file) as compensation for these issues. We will ***** your request for the additional refund in the amount of $350 which will be a total refund of $600 per your BBB dispute request. Please allow 4-5 business days for the refund to be processed, and the funds added to your credit card on file.

Thank you for the opportunity tell our side of the story.
The estimated costs we gave to the property owner to repair/furnish/decorate their condo were just initial estimates and were a variable depending on the items chosen by the property owner and what inventory there ended up being available on Oahu once we started the work. Our initial estimated costs we gave her included our labor costs to purchase and install the items for the owner. Much of the additional costs she is referring to were incurred because of the price of the item the owner selected to furnish and decorate the condo, and not our labor costs.
When we start renting a new property in our program we do offer last minute reduced rates to jump start rents, then we raise them as the new property gains traction. Also, our management agreement with the property owner states that we are solely responsible for choosing and setting room rates. We will not be compensating the property owner for this.
That being said, perhaps we could have been clearer about the labor costs. For the sake of a timely resolution on this matter we are offering $1,260 which is half of what she is requesting. Although we are not in agreement this is a good faith gesture in order to settle the matter quickly.
